Buying a home is a very stressful time, especially when you are trying to purchase in a very competitive market like Denver. It’s exciting to see properties, and sometimes you will find a property that ALMOST checks all the boxes in your wish list. But don’t fall into the trap of settling for something because you are frustrated that you haven’t found the right property.

 

Before you start looking for a home, it is a good idea to make a list (a real, written-down-somewhere list) that itemizes your non-negotiables. What are the things that you MUST have in a home? What are the features that motivated you to purchase a new home rather than stay where you are at? What are the features in your current home that drive you crazy? When you make a list, it helps you when you come across a property that may look perfect, but when compared to your list, it doesn’t quite fit into what you need. 

 

For example, perhaps one of your must have items is an open concept kitchen. Maybe you love to entertain and cook for friends. It would be a good idea to write down exactly what you need in a kitchen (pantry, island, location in home). Sometimes you will come across a home with a beautifully remodeled kitchen, but it’s so small, you wouldn’t be able to fit two people in there comfortably, much less entertain for a group of 10. If you don’t plan to cook much, then maybe a smaller kitchen isn’t a priority to you. 

 

Making a comprehensive list of your must-have features in a home is the best way to ensure that you choose the right property. It will save you from compromising on features that you really want, and then regretting a decision down the line because you wish you would have held out for what was most important to you. After all, you should be happy in your new home, not wishing you had held out for the next property.
